 Post subject: Does rail access equal success in depot renovation?

<P>I am appraising a train depot that has been in use as a train station since its construction in 1899 in Fort Worth, Texas. A public entity has "taken" the rail access from this building. I am trying to determine whether or not this denial of rail access will hurt the future uses of the property. It certainly can no longer be used as a train station, but will it hurt the renovation and reuse potential? At this point, the property owner can install a diamond interchange (for $1M), but there may be a chance that we can get rail access back at the public entity's expense through negotiation and/or litigation. If you have any info on this matter I would love to see it. <br>
