Looks like an arrangement similar to what the Pennsylvania State Railroad Museum has with Strasburg RR.

It's beautiful, and the facilities are modern and well kept. This is a family destination in a nice town. Even your wife and teenage daughter can have a good time while you do the serious stuff.
