Our community has its original passenger and freight depots intact. Both are in relatively good shape, owned by the same business, and used for storage. If the passenger depot were to have cosmetic restoration, backdating its appearance to a time when it was owned by the railroad, what types of grants are available and what conditions would apply? This would involve replacing the current roof, new paint, finding or creating appropriate signs, and perhaps finding a train order signal. Would the owner be restricted in his use of the building? Would a non-profit entity need to be created to apply for a grant? What relationship would exist between the owner and the NPO? I would like to explore some of these issues before making any proposals to the owner. tr2manz@frontiernet.net |

First of all, I'd encourage you to take your question to the Great American Station Foundation; contact info avialable at http://www.stationfoundation.org/ They're the experts on this sort of thing. In general I predict that you will find no grants at all unless you can get the structures placed into the ownership or long-term lease and control (ie, 20 or 30 years if not more) of a nonprofit entity. Foundations and governments as a general rule just don't give grants to for-profit businesses or private individuals for preservation purposes. So to answer your question "What relationship between the owner and the NPO" the answer is "none": the private owner has to give up control of the property to the independent NPO to get into the grant game. The current private owner of the stations may qualify not for grants, but for historic preservation tax incentives if he wants to renovate the properties with his own money. To qualify, the structures would generally have to be in a recognized historic district or else listed individually on the national register. Try typing "preservation tax credits" and the name of your state into Google--that should get you to the relevant eligibility rules for your locality. eledbetter@rypn.org |
